The short answer
MyBuilder's 2026 slate roof guide lists one slate repair at £60 to £120 and the replacement of five to ten slates at £150 to £350. These are guide figures from national sources, not a quotation from us. The slate is the small part of the bill, and the figure climbs if scaffold is needed to reach it.
The published ranges for small slate repairs
The figures below come from national cost guides. They give the scale of the job and are not our prices. Your own cost comes from the written quote written once we have seen the roof.
| Repair | Range quoted | Published by |
|---|---|---|
| Replace a single slate | £60 to £120 | MyBuilder, 2026 |
| Replace five to ten slates | £150 to £350 | MyBuilder, 2026 |
| Minor roof repair, any covering | £100 to £300 | MyBuilder, 2026 |
| Natural slate repair, per m² | £150 to £220, excluding VAT and access | Checkatrade, 2026 |
Notice how small the first figure is beside the cost of a re-slate, which MyBuilder gives as £100 to £180 per m². A single slate repair is the smallest way to deal with a leak, provided it really is a single slate. Checkatrade's per m² figure, which excludes access, is easier to apply to a patch than to one slate, so it is worth reading both columns together.
Why access can cost more than the slate
The slate you are replacing is a small item in itself, often only a few pounds of material. Almost everything in the £60 to £120 figure is a roofer's time, the call-out and the means of reaching the roof. If a ladder reaches the spot safely, the job is quick. If the slope is above a conservatory, a steep drop, a lane too narrow for a ladder or a row of terraced houses with shared gutters, the picture changes.
Scaffold or a tower is then the major cost. MyBuilder's guide puts a typical scaffold at about £1,125, and Checkatrade gives a range of £700 to £1,300 for a roof. Neither figure is for a one-slate job as such, but they show why a repair that looks trivial from the garden can need real equipment. Access is assessed during the survey visit and allowed for in the quote, which keeps the day itself free of surprises. In the Five Valleys, a ladder often has nowhere level to stand, and then a tower or scaffold goes into the quote from the start.
What changes the price of a small repair
Height and position
A slate near the eaves is easy to reach from a ladder. One at a ridge, or tucked behind a chimney, is not, and the extra time or equipment shows up as extra cost. A slope over a flat roof or glazed extension cannot take a ladder foot at all.
The kind of slate
Welsh slate costs more than Spanish: MyBuilder's guide gives £140 to £180 per m² installed for Welsh and £100 to £130 for Spanish. A matching slate for an older roof can be harder to find, which reclaimed slate sometimes solves.
The fixing method
A tingle or a hook is quicker than cutting and renailing. Which suits depends on the slate and the pitch.
What is underneath
If the batten behind a slipped slate has rotted, it needs replacing as well, and the repair stops being only a slate. A new length of batten is a small item, but reaching it means lifting the slates above, so it adds time. Where the underlay is torn, that is dealt with in the same visit.
Timing
Booking a small slate repair before winter, rather than during a gale, avoids paying for a rushed call and lets us choose a dry spell to work in. Temporary make-safe work is a separate matter and comes first when water is already coming in.
VAT
Roofing repairs are normally standard-rated, so your quote shows VAT. Some national guides quote prices excluding it, which is why the Checkatrade figure above is flagged.
When a small repair is the wrong repair
If slates are slipping in several places, or the same area keeps failing, the cause is usually ageing nails and not bad luck. A series of single-slate repairs, each with its own access, can cost more over a few years than refixing the slope once. Our answer on what a slate roof costs in Stroud prices that bigger option.
One more question is whether the damage came from a single event. A storm that lifted a few slates may be a matter for your insurer, and the position is set out in our answer on whether a slipped slate is covered. Photographs from the survey help in either case.
How we price a small slate job
After a look at the slope, the written quote covers access, the slates, any batten repair, labour and waste. That layout is deliberate: if a quote for one slate is a single figure with nothing behind it, you cannot tell whether you are paying for the stone, the visit or the ladder. MyBuilder gives a slater's day rate as about £200 to £300, and a small job is usually a fraction of a day plus access. Two or three small jobs on one visit therefore cost far less each than three separate callouts, so it is worth walking round the roof for other loose slates. We tell you at the survey whether a ladder will do, and what changes if it will not. Photographs of the exact slope, taken from where we stood, go with the quote.
