Roofing quotes

Get a roofing quote in Stroud

A quote starts with a survey of your own roof. Once that is done, we write up the job with a separate price for each stage, so nothing is bundled into one lump.

Typical UK ranges for the common jobs are published on the costs page and on every service page, so you can form a view of the likely size of a job before you ask us to visit. The quote itself is specific to your roof and comes only after we have looked at it.

We do not quote from a phone call alone. Water finds its way along rafters and under flashings, and the visible stain is rarely where the fault is.

Step 1: tell us about the roof

Use the enquiry form, WhatsApp, email or the phone. Give us the address or postcode, the kind of roof if you know it (slate, clay tiles, concrete tiles, stone, flat felt, single-ply) and what has prompted the call.

Photographs help. Three pictures cover most cases: the damp patch indoors, the roof seen from the garden and any slate or tile that looks out of place. If the roof is leaking now, say so, and we will deal with making it safe ahead of the longer-term repair.

Step 2: the survey visit

We book a visit to look at the roof properly. Where access is safe we go up on the roof, and otherwise work from a ladder and the ground, looking at the whole covering, the ridge, hips, verges and valleys, the flashings around chimneys and windows, the gutters and the fascia and soffit boards. Indoors, the loft shows us daylight through the covering, damp timber, wet insulation and the condition of the underlay.

While on site we photograph the slopes and flashings in question. The images let us show you what we describe, and each priced item can be tied back to one.

The survey also covers what affects price without being part of the roof: the gradient of the road, the spot for the scaffold, the space for a skip and whether a neighbour's land comes into it. Our roof inspections and surveys page covers the wider inspection service, including what a report contains.

Step 3: the itemised written quote

The quote arrives in writing and splits the job into priced items. Expect to see:

  • access and scaffold, including any road or pavement licence;
  • taking off the old covering;
  • new materials, named by type and size;
  • the labour to fit them;
  • skips and tipping;
  • finishing details such as flashings, pointing and fascia repairs.

VAT appears on the quote. Standard-rate VAT normally applies to roofing. Loft and roof insulation installed in a dwelling carries zero VAT until 31 March 2027 (GOV.UK, VAT Notice 708/6).

With every item priced alone, you can question any figure, drop an item or set the document beside another firm's quote like against like.

Step 4: decide, then book

There is no pressure to answer on the day. Take the quote away, read it, ask questions and compare it. If you go ahead, we agree a start date and tell you what will happen on site, including where the scaffold goes and when skips arrive.

On older buildings we keep like for like. Listed buildings and conservation area homes may need consent, so ask Stroud District Council's planning team before work begins; we explain what the quote assumes.

Step 5: the work, and afterwards

The roof is covered against rain while it is open. At handover the site is left clean and the debris is carted off. Where Building Regulations approval is needed, such as a re-roof that goes beyond the Planning Portal's limits (less than 25% of the building envelope and less than 50% of the roof) or a solid conservatory roof, we make the application on your behalf to your council's building control or through a registered building control approver.

Our written workmanship guarantee runs for 10 years and is not an insurance product. Terms are on the guarantee page.

What changes a roofing quote

Two roofs of the same size can differ widely in price. The factors we look at on the survey include:

  • the covering: natural slate, clay, concrete, Cotswold stone and single-ply membranes are priced very differently;
  • the number of hips, valleys, dormers and chimneys, each of which adds detail work;
  • the timber beneath, which often shows its true condition only when the covering comes away;
  • access, scaffold height and whether the lane allows a delivery lorry;
  • insulation and ventilation required by current Building Regulations.

Rotten battens, for example, may not show until the slates are lifted. The quote names that risk and prices a likely repair as its own item, so a later bill holds no shock.

Before you ask for a quote

Should I send photographs of a leaking ceiling before the survey?

Yes, if you can. A picture of the stain and another of the roof above it let us plan what to carry up on the first visit. They do not replace the survey, because water often travels some way along timber before it shows.

Will the quote list scaffold separately from labour?

Yes. Access and scaffold sit apart from labour and from materials, which means an unusually high or low total can be traced to the item behind it.

What if the timber under the covering turns out to be rotten?

We flag likely timber repairs at survey stage and price them as a distinct line. If more is found when the roof is stripped, we tell you before extra work is done, with the reason and the cost.

Do you handle Building Regulations applications on a re-roof?

If the work needs approval, we say why and make the application for you. Scale is the usual trigger: the share of the roof and of the building envelope being renovated. Structural alterations, a covering around 15% heavier or more, or one with markedly different fire performance also need approval.
