The short answer
Roof cleaning does not always need scaffolding. A bungalow or low outbuilding can often be done from a ladder or a tower, and some roofs can be washed from the ground with a pole. Full scaffold is used where the eaves are high, the ground slopes or the roof must be walked and worked on. Scaffold is typically the biggest single cost after labour.
The access options, from lightest to heaviest
There are four common ways of reaching a roof for cleaning, and each suits a different house.
Ground-level poles
A water-fed pole with a brush or soft-wash lance can reach the lower slope of a single-storey roof, a porch or a garage from the ground. It costs least because nothing is built, but it cannot clear a long pitch or see what is happening at the ridge.
Ladder and roof ladder
For small, low jobs a ladder with a stand-off and a roof ladder can be enough. It limits how much equipment can be carried and how steady the worker is, so it is a short-job answer rather than a general one.
Tower
A mobile access tower stands on level ground at the eaves and gives a safe working platform. It suits two-storey fronts with good footing, and the rental and setup cost sits between a ladder and a full scaffold.
Full scaffold
Scaffold with guard rails and boards runs the length of the eaves. It is what a roof needs when the cleaner must walk the slope, scrape by hand, or repair as well as wash.
What changes the choice on a valley property
Stroud is a town built on steep ground, and the slope shapes the access plan. A terrace on a hillside may have a rear eaves line that is two storeys up on one side and four on the other. A lane that a lorry cannot enter limits where a tower or a scaffold can be positioned, and a drive on a gradient is no place for a free-standing platform.
Shared walls, party boundaries and stone terraces mean you may need a neighbour's agreement before anything is erected on or over their land. We raise that before the survey ends rather than on the morning of the job.
This is the planning we mean by working access into the quote: the hillside, the lane and the neighbours are sorted out first, and the price reflects them.
How access changes the price
On most cleaning jobs the labour is quick, and the access is where the money goes. The figures below come from MyBuilder's 2026 guides; they are national typical ranges and do not represent Supreme prices.
| Item | Typical range |
|---|---|
| Whole-roof cleaning | From about £300 |
| Pitched roof clean | £450 to £850 |
| Manual scraping | £5 to £10 per m² |
| Soft wash | £15 to £20 per m² |
| Scaffold, full re-roof | About £1,125 |
The scaffold figure comes from MyBuilder's re-roofing guide and is for a whole house. A partial scaffold for a single elevation will cost less, and a tower less again. Your own quote is based on the survey, so access is allowed for rather than guessed.

When scaffolding is worth paying for
Where the roof needs more than a wash, scaffold earns its cost. Cleaning often uncovers cracked tiles, slipped slates, failed ridge mortar or damaged lead, and a platform lets those be put right in the same visit. Without it, you pay for a second round of access later.
Moss is the other reason. Thick moss that has to be scraped off by hand is slow, physical work on an incline, and nobody should do it from a ladder. Where the covering is old stone or slate that must not be walked on casually, a scaffold platform lets the work be done without putting weight on the slates.
Our answer on moss lifting roof tiles shows why heavy growth is better dealt with on a proper platform than from below.
Cheaper ways to reach the same result
You can often trim the access bill without trimming the safety. Combining the clean with other work that needs scaffold, such as gutter or fascia replacement, spreads the cost of one erection across both jobs. Doing one elevation at a time can suit a terraced house where only the front is accessible.
If metal strips are planned on the ridge to slow regrowth, fitting them while the platform is up costs far less than hiring access again. See zinc and copper strips against moss for what they can and cannot do.
Tell us when you enquire what else on the roof or the guttering is troubling you, and we will say what can share the same set-up. A chimney stack that needs repointing, a cracked fascia and a stretch of failing guttering all benefit from the same platform, and fitting them together means you pay for the erection once and get a single, written quote for the lot.
What we check before choosing access
On a survey we measure the eaves height, look at the earth at the base of each wall, note any overhead cables, and check whether the neighbours' land is needed. The photographs we take of your roof go with the quote, so the access choice is visible rather than asserted.
