Quick answer

Is my garage roof asbestos? Checks for Stroud homeowners

Plenty of older garages wear grey corrugated sheets, and a share of them are cement sheets that contain asbestos. You can gather clues from the ground, but only a laboratory result tells you for certain.

The short answer

You cannot tell whether a garage roof is asbestos cement by looking at it. Grey corrugated sheeting on an older garage is a reason to suspect it, and the sheet's age, profile and any markings give clues. Only a laboratory test on a sample, or a survey that includes sampling, confirms the material. Until then, treat the roof as if it contained asbestos and leave it undisturbed.

What an asbestos cement garage roof tends to look like

Asbestos cement was made into flat and corrugated sheets, and the corrugated type is the one most often found over garages, sheds and lean-to outbuildings. On a garage it usually appears as large grey panels with a wavy profile, laid over timber or steel rails (purlins are the horizontal members the sheets rest on), finished with a capping piece along the ridge. As the years pass, the surface turns pale, mottled and rough, and moss or lichen settles in the troughs.

None of that is proof. Modern fibre-cement sheets, plastic-coated steel and some concrete profiles can look very similar from the drive. A newer garage may carry a non-asbestos sheet that is almost indistinguishable at ground level, and an old one may have been re-covered once without anyone writing it down. So use the look of the roof to decide whether to ask the question, never to answer it.

Clues worth gathering before you call anyone

Begin by working out when the garage was built. If the garage came with the house, look at your deeds, the survey from your purchase, or ask neighbours who remember when the estate went up. HSE tells owners to presume asbestos may be present where a structure went up, or was refurbished, before the year 2000, so a garage from that era with its original sheeting raises the suspicion. One with a recent roof and paperwork from the installer lowers it.

What you can check safely

Look from the ground, and from a window if you have one. Note the profile, the colour, how the sheets overlap and whether they are bolted through the crests of the waves. Photograph the roof in daylight, including the underside from inside the garage if it is visible without climbing. A maker's stamp or ink marking on the underside is useful to a surveyor.

Things to keep your hands off

Do not step onto the roof. Do not scrub the sheets, drill them, snap off a corner for testing or pressure-wash the moss away. Each of those can release fibres, and cement sheeting weathered for decades is brittle underfoot. Chips sitting in the gutter or on the drive beneath deserve a photograph and a wide berth, rather than a brush.

If you share the drive or the garage block with neighbours, tell them what you suspect. Roofs on a row of garages were often put up together, so the answer for yours may apply to the others, and nobody wants a neighbour going up with a pressure washer.

Why only a laboratory result settles it

Asbestos fibres are far too small to see, and they sit inside a cement matrix that looks like any other cement. A visual guess, even from an experienced roofer, is still a guess. The reliable route is a sample taken carefully and analysed in a laboratory, either by a surveyor who takes it as part of a visit or through a testing service you arrange yourself.

Sampling is a job for someone trained to do it without crumbling the sheet into dust. Our separate answer on what an asbestos garage roof test costs sets out typical national price ranges, so you can budget before you book. Once the analysis is back, we plan the roof work from its result, and not before.

How weathered sheet is treated under HSE guidance

The Health and Safety Executive places weathered cement roof sheeting in non-licensed work, the least regulated of its three groups, as long as the sheets come off carefully and whole. Age and moss alone do not move a roof into a stricter category. Real damage does, such as sheets broken by a fire or a flood. The HSE guidance on non-licensed work page sets out its exact wording.

So a sound grey roof is not an emergency, while a cracked or collapsed one deserves quicker attention. Our answer on whether you need a licence to remove an asbestos garage roof goes through that question on its own.

Garage roofs that turn out to be something else

A negative laboratory result is common enough to be worth planning for. Corrugated roofs on garages may be plastic-coated steel, fibre-cement without asbestos, or bitumen sheet, and each of those has its own failure points, from rusting fixings to cracked laps. A test result lets you plan around the real material, and often means a cheaper and quicker job, because the extra controls that asbestos needs fall away.

A positive one is not a disaster either. Left intact and undisturbed, sheeting in good condition carries little risk, since harm follows only once fibres get into the air, and you can plan the replacement for a time that suits you. What you should not do is let it go on until the sheets are cracked, because that is what changes the work. Our garage roof lifespan answer shows typical lives for the coverings that go on afterwards.

What happens next, and what we put in writing

Send us your photographs and the sample result, or tell us you are waiting on one. We visit, record the roof's condition with photographs of your own garage, and send a written quote that covers access, careful removal, waste, the new covering and making good. Where the roof is not asbestos, the quote simply drops those controls.

Our main page on garage roof replacement in Stroud covers the full job, from the first look to the clear-up. The waste is taken away, the site is cleared, and the finished roof carries a 10-year workmanship guarantee in writing. Call 01453 933613 or use the enquiry form.
