A conservatory roof that has started to fail presents a plain question with an awkward answer. Repairs are cheaper on the day, but a roof in its last years can swallow them one after another. A replacement costs far more up front, and it only pays back if the room, and the frame beneath it, are worth the outlay.
This guide is the decision, not the repair method. It gives a way of weighing age, leaks, frame condition and use, with sourced price ranges for both sides. How leaks are traced and fixed is covered in our guide to conservatory roof leaks. The full service is on our conservatory roof replacement page.
No guide can see your roof. Treat the tests below as a way to arrive at the survey with the right questions, and expect the survey to refine the answer.
Four questions that decide it
Most decisions come down to the same four questions, asked in this order.
| Question | Points towards repair | Points towards replacement |
|---|---|---|
| How old is the roof? | Well inside its typical life | At or beyond its typical life |
| What is leaking? | One identifiable point, such as a failed seal or a slipped cap | Several points, or water inside the sheets or glazing units |
| What is the frame like? | Sound, straight, with working seals | Moved, rotted or corroded, or unable to carry what you want |
| How do you use the room? | A summer room or occasional space | A living space you want to use through the year |
Count the answers in each column rather than relying on one. One answer in the right-hand column does not mean replace. Two or more usually do. An old roof that leaks in several places over a frame that has moved is a replacement, however the fourth answer falls.
Why the order matters
Resist the urge to start with the cost. A low repair price can look attractive until you learn the roof is a few winters from failing, and a replacement price can look steep until you see that the frame is sound and the roof would last for many years.
Age sets the odds, because it tells you how much life is left to buy with a repair. Leaks tell you how the roof is failing. The frame tells you whether a repair or a new roof has anything sound to sit on. Use comes last because it decides what you want the room to do, which only matters once you know what the structure can offer.
Age: how long a conservatory roof is expected to last
Published lifespans are ranges rather than promises, and the real figure moves with workmanship and upkeep. For a polycarbonate roof, HomeBuilding gives a typical lifespan of about 10 years. The Eco Experts offer around 10 to 15 years for glass or polycarbonate, with a solid, tiled roof lasting about 50.
The Eco Experts page also contains a higher figure for polycarbonate elsewhere, so we use the lower band as the planning assumption. A roof that is a few years short of it is a candidate for repair. A roof that is at the end of it, or past it, is a roof on which repairs may buy little time.
What age looks like
On polycarbonate, age shows as yellowing, crazing of the outer skin, brittle edges and sheets that rattle in their bars. On glass, it shows in failed sealed units with misting between the panes, and in perished rubber glazing gaskets. On a solid roof, watch for slipped or cracked tiles, and for lead that has pulled away from the house. None of these decides the question alone. Each tells you what kind of repair, if any, is likely to hold.
A tired roof can leak at a repaired point and again at the next weak one a month later. That pattern is a sign that the whole covering is worn, not that the repair was poorly done.
If you do not know how old the roof is, look for the original invoice or guarantee paperwork. If neither exists, a surveyor can usually judge the age of the glazing from its condition.
Leaks: one spot or a roof that is giving up
Where the water gets in matters more than how much. A roof with one clearly identifiable fault is a repair candidate. A roof that leaks at several points, or whose sheets and units are letting water inside themselves, has a wider problem.
Single-point leaks
These often come from a cracked or dried-out sealant line, a ridge cap that has loosened, or a section of flashing that has lifted at the house wall. They are the leaks that a repair can end. If the roof and frame around them are sound, a repair can be the sensible choice. Our guide to causes and repairs of conservatory roof leaks explains how each is traced.
Spread-out leaks
Water entering at many glazing bars, along both sides of the ridge, or staining the ceiling of a solid roof in several places suggests the weatherproofing has aged across the whole structure. At that point each repair is a stop-gap.
What repair costs
MyBuilder's roof repair guide, updated 21 August 2026, gives minor roof repairs at £100 to £300, moderate ones at £500 to £1,000, and major work at £2,500 or more. Those are general roof repair figures rather than conservatory-specific ones, but they show the scale. Three moderate repairs over a few years can total as much as the lower end of a polycarbonate replacement.
The frame: what the roof has to sit on
Whatever goes on top is limited by what carries it. Before you commit to either route, the frame needs to be looked at, because it can change your answer on its own.
Signs that the frame is sound
Corners that are square, glazing bars that are straight, seals that are intact and no rot at the base of timber frames or corrosion at metal joints. A sound frame supports either choice.
Signs that it is not
Movement at the junction with the house, gaps that open and close with the seasons, soft timber and bowing in the eaves beam all point to trouble. Money spent on the covering above a frame in this state is money placed on moving ground.
The weight of a replacement
Frames built for a polycarbonate roof were not always designed for a heavier one. Homebuilding and Renovating warns that those frames are now being asked to carry more once they are fitted with glass or a solid roof. MyBuilder lists structural reinforcement at £500 to £2,000, as a separate item, when the frame needs it. That figure belongs on the replacement side of any comparison, and our guide to conservatory roof replacement costs lays out the rest of the price bands.
If the frame is sound and you want like for like, the weight question does not arise. If you want a solid roof, it does, and a solid roof also brings a Building Regulations application.
Use: what you want the room to do
People use conservatories in very different ways, and the right roof depends on which way is yours.
A summer room
If the room is a bright space used on warm days and left alone in the coldest months, mending the roof or renewing it in the same material keeps it that way for less money. A solid roof would spoil what you like about it.
A room you live in
If you want to eat, work or sit in it all year, the roof is likely to be the limit. Repairs make a leaking roof dry, but they do not change how warm the room is. A replacement with better glazing, or a solid roof, can. Our guide to solid and tiled conservatory roofs shows what is involved, and MyBuilder puts solid roofs at £5,000 to £10,000.
A middle route
Between patching a leak and tearing everything out sits a partial job. On a sound frame it can be reasonable to replace only the worst section of covering, or to swap failed glazing units while keeping the bars. Sections of old and new will not always match in colour or age, and the price per square metre of a part job is often higher, so the survey should say whether a partial route saves anything real.
Selling in the next few years
A roof that leaks or looks tired is something a buyer and their surveyor will notice. A sound repair that is documented can be enough. If the roof is plainly at the end of its life, a buyer may price in the replacement, so a new roof can be a more settled answer.
Plants, a dining table, a home office and a children's play area each put different demands on a roof. Direct sun on glass is a nuisance at a desk and a pleasure over a table, and a dining room needs warmth in the evening more than a plant room does. Write down what you want from the room before you read any quote.
Thinking about all of this in terms of what the room is for stops the decision becoming a pure price comparison. A cheaper repair on a room you never use does not need to be anything else.
Putting the numbers side by side
With the answers in hand, a simple comparison helps. These are national ranges from MyBuilder, updated 21 August 2026, not Supreme Roofing prices.
| Route | Typical UK range |
|---|---|
| Minor repair | £100 to £300 |
| Moderate repair | £500 to £1,000 |
| Polycarbonate replacement | £2,000 to £5,000 |
| Glass replacement | £3,000 to £8,000 |
| Solid roof | £5,000 to £10,000 |
| Frame reinforcement, if needed | £500 to £2,000 |
How we help you decide
We survey the roof, frame and wall junction and photograph your own roof. Where the choice is open, we will price both routes, so the written quote sets a repair beside a replacement, covering scaffold or access, materials, labour, finishing inside and out, and rubbish removal. You then compare like with like, rather than guessing at the difference.
If a repair is the honest answer, we will say that. If a replacement is, we sweep up, remove the rubbish, and give you a 10-year workmanship guarantee on paper. Ring 01453 933613 or write on WhatsApp with a handful of pictures of the roof, and we will begin from there.
