Quick answer

How long different roofs last: a UK comparison

Published lifespans for roofing materials vary a lot, and the sources often disagree. This page lays the ranges side by side and says where each comes from.

The short answer

Typical UK lifespans differ widely by material: natural slate often 80 to 100 years or more, clay tiles around 40 to 60, concrete tiles 30 to 50, Cotswold stone slate 100 years or more with upkeep, and flat roofing from about 10 years for felt to 20 to 30 or more for EPDM. These are ranges quoted by third parties, shaped by exposure and workmanship, never a promise.

Pitched roof coverings, side by side

The table gathers published figures for pitched coverings. Each comes from a named source, and where sources disagree the range reflects both. Read them as bands, not predictions for your roof.

Other sources differ. Marley reports that BRE sets clay at a minimum expected life of 60 years, and puts concrete at around 60, adding that this is not a guarantee. CORC, a roofing materials guide, says clay can last 100 years or more with good upkeep. An article in the Building Conservation Directory calls the common up-to-60-years claim for clay unreliable, given roofs hundreds of years old.

Spanish slate is quoted at 75 to 100 years, and Welsh slate as regularly passing a century. Those are claims about specific products, so weigh them against the state of your own roof.

Flat roof coverings, side by side

Flat roofs generally have shorter lives. MyBuilder's flat roof guide, updated in 2026, puts them at 15 to 30 years overall. The material matters, and the spread inside each material is wide.

EPDM is the widest case. GreenSpec gives 20 to 30 years, the Building Centre says over 25, and Less gives 30 to 50, so 20 to 30 years or more is the safe wording. Less adds that manufacturer warranties of 20 to 25 years are standard, but a warranty is not a lifespan.

Felt varies most. Less says a well-laid felt roof can last 20 years while a poor job may fail in under 10. MyJobQuote puts lead flashing at over 80 years when correctly installed, and over 100 for higher codes. VMZINC, the manufacturer, quotes zinc at over 100.

Why a range is not a promise

Every figure above describes a material under reasonable conditions. None describes your roof, and several things pull a real life away from the published number.

Workmanship comes first. Slate laid with too little overlap, a ridge bedded on mortar alone, or a flat roof where water ponds can fail years ahead of the range. Under BS 5534:2014 a ridge or hip tile is also fixed mechanically, because mortar alone is not trusted to hold it, so a roof built to current practice stands a better chance of reaching the long end.

Exposure comes next. A slope facing the weather, a roof under overhanging trees or one that gathers moss will age faster than a clean, sheltered one. Upkeep is the third lever. Cotswold District Council says scraping a stone roof yearly could double its life, and that a neglected roof, once stripped, often has about half its slates perished.

Last, a lifespan is not a guarantee. A manufacturer's guarantee covers a product defect for a set period, and a workmanship guarantee covers labour. Neither forecasts how long the roof will last. Ours is a 10-year workmanship guarantee, in writing, and it is not insurance-backed.

Components that fail ahead of the covering

A roof is a set of components, and the covering is often not the first to go. Underlay, battens, fixings, flashings and gutters each have their own lives, and renewing a covering without checking them is a false economy.

Lead flashings can outlast a tile roof, but the mortar that holds them into a chimney does not. Gutters, fascias and soffits are shorter-lived still. MyBuilder suggests replacing uPVC fascias and soffits every 10 to 20 years, with a check every five. One cleaning firm's blog puts uPVC gutters at 10 to 20 years, aluminium at 20 to 30 and cast iron at 40 to 70, though that is one blog, so only indicative.

Polycarbonate conservatory roofs are shortest: HomeBuilding gives a typical 10 years and the Eco Experts about 10 to 15, while a solid or tiled design is put at around 50.

That mix is the reason we look at the whole roof. Sound tiles over soft battens are a roof that is not as healthy as it appears from the road, and a price covering only the tiles will not show that.

Using the numbers when you compare quotes

Treat lifespan as one input among several, alongside cost per year, appearance and the planning position. A covering costing twice as much but lasting three times as long can be the cheaper choice over the life of the building. Like-for-like replacement also keeps the roof's character, which matters on stone and slate and on any listed house or home in a conservation area.

Ask any roofer for the reasoning behind a recommendation. Our answer on the most durable roofing material in the UK asks which covering is toughest, while this page asks how long each tends to run.
